SPG Simon Property Group
Irreplaceable Class A mall portfolio at a price demanding growth this mature REIT cannot deliver.
The business
Simon Property Group is the largest owner and operator of Class A shopping malls and premium outlet centers in the US and internationally. It earns rental income from retail tenants under long-term leases, plus percentage rent tied to tenant sales and management fees from joint ventures.

SPG owns the highest-quality mall real estate in the best trade areas, which is effectively irreplaceable — you cannot build a new Class A mall across from an existing one. Scale advantages in leasing, marketing, and tenant relationships reinforce the flywheel: best malls attract best tenants, driving traffic and rent growth. Secular e-commerce pressure is real but has disproportionately killed B/C malls, consolidating demand toward Class A assets SPG dominates.
Management has been disciplined with modest share buybacks and selective redevelopment, but net debt/EBITDA of 3.45x is not conservative for a REIT facing secular headwinds. The Gandel family's significant ownership aligns interests, though the high dividend payout limits reinvestment flexibility.
